How much deposit do I need to buy a house in Hamilton/Waikato?

Under current Reserve Bank rules, owner-occupiers generally need a 20% deposit, and investors need 30% on existing properties (20% on new builds). If you’re a first home buyer, the Kāinga Ora First Home Loan can get you into a home with just a 5% deposit, provided you meet the income caps and standard lending criteria, see the next question for the details.

It’s a government-backed scheme that lets eligible first home buyers get a mortgage with as little as 5% deposit instead of the usual 20%. 

Kāinga Ora doesn’t lend you the money directly, it underwrites the loan so participating banks can approve it at a lower deposit. To qualify, you generally need to earn $95,000 or less as an individual buyer with no dependents, or $150,000 or less if you have dependents or are buying with someone else, be 18 or older, be a NZ citizen, permanent resident, or resident visa holder, plan to live in the home yourself, and still meet your lender’s standard credit and lending criteria. 

Note that the separate First Home Grant was discontinued in May 2024, this loan scheme is a different thing and is still running.

For most residential home loans, using a mortgage broker costs you nothing. The lender pays the broker a commission once your loan settles, and that commission doesn’t add to your interest rate or repayments. Fees can apply for more complex lending like construction or commercial finance, and a broker should always tell you upfront if one applies.
