Why Choose Us as Your Mortgage Brokers Cambridge?

Buying a home in Cambridge is exciting, and a bit nerve-racking. Prices are higher than in some parts of the Waikato, and new subdivisions and house and land packages add a few extra moving parts. We help Cambridge first home buyers, families, investors and self-employed borrowers get a loan structured around their life. As registered mortgage advisors, we recommend what’s right for you, not just what’s easiest to sell.

Cambridge is one of the fastest-growing towns in the Waikato. The population grew by more than 14% between the 2018 and 2023 Censuses, and new subdivisions, house and land packages and council growth areas are adding choice for buyers. It’s a great time to ask what you can afford.

Frequently Asked Questions

How much deposit do I need to buy a house in Cambridge?

Most banks ask for around 20% for an owner-occupied home. If you’re a first home buyer and you meet the criteria, a Kāinga Ora First Home Loan lets you buy with 5%. New builds are exempt from the Reserve Bank’s deposit rules, so some lenders will consider a smaller deposit, often at a higher interest rate. Investors usually need more. We’ll look at what applies to you.

It’s a government-backed scheme that lets eligible first home buyers get a mortgage with as little as 5% deposit instead of the usual 20%.

Kāinga Ora doesn’t lend you the money directly, it underwrites the loan so participating banks can approve it at a lower deposit. To qualify, you generally need to earn $95,000 or less as an individual buyer with no dependents, or $150,000 or less if you have dependents or are buying with someone else, be 18 or older, be a NZ citizen, permanent resident, or resident visa holder, plan to live in the home yourself, and still meet your lender’s standard credit and lending criteria.

Note that the separate First Home Grant was discontinued in May 2024, this loan scheme is a different thing and is still running.

We compare rates and structures across 20+ New Zealand lenders, so you see more of the market than one bank offers. The right loan isn’t always the lowest rate, so we look at the whole picture.

Most clients are pre-approved within 2 to 10 business days, depending on the lender and how complete your documents are.

No, but your credit history does affect which lenders will consider you and on what terms. Part of what a broker does is match you to a lender whose criteria fit your situation, rather than you applying blind to one bank and hoping.
